Who is this for?
This is a tool for anyone (including construction firms, builders, architects, interior designers and individuals) undertaking a planning application in a high-rise building (HRB) over 18 meters in height or with 7 floors. This includes work on single apartments through to the complete structure of the building.
What is the process?
We will identify the category of building work you are undertaking. It is important to identify the category of work you are undertaking as this will dictate the required required supporting documents for your planning application to be validated by the Building Safety Regulator (BSR) at planning gateway 2.

What are the common problems applications face?
Submitting incorrect application documents means that many applications are rejected at the validation stage of the building application. This results in applications being rejected and having to be resubmitted. This adds cost and delays to your building project.
An application to the BSR costs £180.00. The first step of the buuilding application is to validate the application. If the applicant's documents are validated it then takes 8-12 weeks (2 to 3 months) from the date of validating the application for the application to be processed (Please note: The application process may actually take much longer as the Building Safety Regulator (BSR) may be extended the process on a case by case basis).
Should the application be invalidated it will be returned to the applicant with a letter detailing what is required to validate the application. The applicant then has to resubmit the application with the correct documents with a further £180.00 payment and the application process starts again. This could mean that your building work may be delayed by at least 6 months.
So to ensure a quick turnaround it is vital that the correct documents are submitted with the application so that time delays are minimised.What does this tool do?

We will also identify the correct suite of documents you need to submit with your application.
We are currently offering a validation service for Category B applications. This means we can review your submission and confirm if you’ve included suitable and sufficient documention for your application to be accepted at the validation stage.
If the work you are proposing is likely that it won’t be validated as it does not confirm to the BSR standards we will inform you as to to why and possibly offer solutions for your consideration.
We can also provide you with certain documents required for the application if you require them.What is the difference between Category A or Category B work?
Category A
Work defined under Category A is work which is anything which compromises or alters the common areas and or structure or height of the building.Category B
On the whole work defined under Category B is work which takes place within a flat and does not alter or affect any of the common areas in the building. However, there may be extenuating circumstances where this is not the case.
